Planning Board · Meeting of July 28, 2026

Templeton's Planning Board reviewed a preliminary six-lot subdivision for 39 Highland Ave but took no votes due to a lack of quorum. Engineer Chris Anderson presented the plan for applicant Ernie Martineau, describing a 14-acre parcel with multiple wetland areas and a proposed 795-foot subdivision road ending in a 57-foot cul-de-sac. The project seeks a waiver from the town's 50-foot detention-basin setback rule, which Anderson said applies only to new interior lot lines.

Jessica Case, identified as the town's conservation agent, asked how the planned detention basin relates to an on-site wetland, with Anderson confirming a replication area is planned nearby. A board member also asked whether the largest lot met the zoning bylaw's lot-area requirement; Anderson said it includes about 2.7 qualifying acres. Members present informally agreed to accept the plans for further review, with Clerk Dennis Rich and others taking packets home ahead of a future meeting.
